    Mechanical & Electrical Engineering services for the design of a new community center consisting of a gymnasium, fitness room, pre-school room, multi purpose rooms, meeting room, teen room, computer room, lobby, offices, toilet rooms, arts and crafts room. The construction documents are currently being developed. To date, we have prepared design development documents which consist of the following:

    • Determination of various heating and cooling zones throughout the building based on the occupancy and load requirements. With the exception of the computer room, gas fired roof top units were selected for various zones throughout out the building. The computer room was served by a split air cooled computer room type HVAC unit.

    • Heating and ventilation equipment were selected for the mechanical, electrical and water rooms. Gas fired unit heaters and electric baseboard heaters were selected as the source of heat. The roof mounted exhaust fans and outside air intake louver equipped with motor operated dampers and controlled by wall mounted thermostats were selected as the means of ventilation.

    • The main electrical service to the building, lighting (including the site lighting), security and fire alarm system were addressed.
    The following sustainable design items were considered for the HVAC system:
    • Proper HVAC zoning to accommodate the space comfort conditions and use requirements.

    • Supply of proper quantity of ventilation air through the roof mounted HVAC units in order to satisfy the occupancy requirements.

    • Use of enthalpy controlled economizer cycle operation for the roof top HVAC units in order to provide free cooling when outdoor air conditions are suitable.

    • Use of CO2 sensors in high occupancy areas such as gymnasium, multipurpose rooms, etc., in order to modulate the outside air intake damper of the roof top air conditioning unit based on the actual occupancy load.

    • Use of 24 hour thermostat with night set back feature.

    • Use of high efficiency HVAC equipment.

    • Enhanced Commissioning – require additional testing and commissioning of HVAC system to optimize building performance.
    The following sustainable design items were considered for the Electrical system:
    • Reducing Light Pollution: Minimize glare and light trespass with site lighting selections.

    • Optimize Energy Performance – utilize occupancy sensors and calculate lighting levels to provide adequate number of light fixtures for comfortable lighting levels.

    • Construction Waste Management – use prefabricated procedures, “ready assembly” Recycled material (copper), etc.

    • Environmental Quality – Controllability – beyond ASHRAE 90.1 – advanced lighting control techniques, dimming ballasts, dual technology occupancy sensors, photocells/sun tracker timers, Natural day light, low mercury lamps, low wattage T5 lamps, ultra-low wattage LED lamps, HID dimming, etc.

    • Specify local or regionally manufactured goods.

    • Use of photovoltaic solar collection for power generation.

    • Enhanced Commissioning – require additional testing and commissioning of all building systems (lighting controls, sensors, etc.) to optimize building performance.
    The following sustainable design items were considered for the Plumbing system:
    • Use of geothermal energy for generation of domestic hot water.

    • Use of low consumption plumbing fixtures.

    • Use of sensors on all plumbing fixtures.

    • Use of rain water for lawn sprinkler.
