Mechanical and electrical engineering services for the preparation of construction documents and performance of construction phase services for two new multi-story condominium buildings containing twenty-two (22) condominium units and common areas located in history fells point neighborhood of Baltimore City. The penthouse condominiums were two-story units.
- The HVAC system consisted of split gas fired air conditioning unit for each condominium building. High efficiency gas fired furnaces and outdoor condensing units were utilized.
- Separate electric domestic water heaters were used for each condominium unit. The water heaters were low in height and were located in the storage closet and under the stairway for the two story units.
- The lighting and power systems were designed for the condominium units and the common areas. The light fixture selections were coordinated with the architect and the owner.
- The fire alarm system for the condominium units and common areas were designed.
- Separate gas and electric metering for all the condominium units and the common areas.
- Coordination with the local gas and electric company concerning the incoming utility services.
