Rehabilitation of 74 apartments in existing three-story buildings on Park Heights Avenue. The apartment complex represents a unique example of Art Deco design. Units received a general upgrade including new HVAC systems and kitchens. A rental
office and community room was added.
Services included preparation of construction documents and performance of construction phase services. The project used historic preservation tax credits and HUD funds and received the 2000 History Preservation Project Award from The Baltimore Heritage Foundation.
- The new HVAC system consisted of split heat pump units. The indoor unit was located within a closet in the apartment. The outdoor unit was roof mounted.
- The demolition drawings showed the removal of hydronic heating system serving the apartments and common areas.
- The electric service serving each apartment was upgraded in order to accommodate the increase electrical load due to addition of new HVAC units for each apartment.
- Performance of construction phase services consisting of shop drawing review and field surveys.
